Big night for downtown development news on this coming Tuesday:
The CPC will have the public hearing and approval vote for:
501 7th St S (6-story apartment building on the last Thrivent lot)
8th St Apartments (16-story apartment building on the Wells Fargo branch site)
240 Hennepin (21-story apartment building at Washington and Hennepin)
240 Park Ave (17-story apartment building at Washington and Park)
Gateway Tower (Not sure what this is, haven't heard much about it)
A bunch of not-downtown stuff
The CPC meeting starts at 4:30 and will probably go until about 11.
Meanwhile, the DMNA Land Use Committee will be seeing updates on:
800 Washington (9-12 story condo building on the Guthrie Ramp liner parcel)
240 Portland (22-story apartment tower, 6 story affordable apartment building, parking ramp, and fire station at Portland/Washington/3rd/5th)
Ryan Block 1 (25-story apartment tower on the stadium ramp liner parcel)
A few plazas, parking lots, and liquor licenses
This one starts at 6 and will probably go to 9:30 or 10.

It may be too late in the development cycle for it to really matter, but I really want City Club to finish up, fill instantly, and provide an example of a parking-free DT tower for lenders to look at and realize is feasible.

This bums me out. To be honest though, I haven’t seen much different between this and the southwest journal for a couple years. Has anyone else? I wonder if they could just combine the news for both under one banner?

Not really liking the "Millennial renters don't care about their community" angle the owners seem to be taking as the reason they're closing.

Oh, I totally forgot to update!
Ryan Block 1: not much info that wasn't in the COW packet, with the exception that they will be building an amenity deck over the section of the ramp that was reinforced for additional levels on top. I asked about why the ground-floor parking had to be accessed from the street instead of from the ramp like upper floors, and was told that the ramp has a sloped floor on that portion of the ground floor, so there's no way to get the vehicle connection. Hopefully the Planning Commission can talk then out of it.
Nothing new about 240 Portland. They're hoping to go to the CPC after the first of the year.
Bus Stop Brewhouse looks really cool, and is apparently intending to be open for next Sunday's Vikings game. I'll believe it when I see it.

Given that this is how the place looked on Tuesday, I expect that won't be happening. But I am really looking forward to the end results!

The public hearing for their liquor license isn't until next week, so if they open Sunday, they'll be a brewhouse that can't serve beer. Cool to see the bus there, though!

Anyone else lamenting that the Ichiban site is still vacant? It kinds kills the activity on that end of the mall. Even if the building is torn down it'll be great to have this corner activated!

Always...and every other vacant spot along Nicollet...and the fact that there hasn't been any news in the "downtown retail" thread since July. Nicollet still just sits with so much empty space. Maybe next spring will be the time...with the Dayton's project moving along.Anyone else lamenting that the Ichiban site is still vacant? It kinds kills the activity on that end of the mall. Five multi-family buildings, all outside of downtown, go before the Planning Commission today, and it's a bad day for the "Where will they park?" lobby.

I have to say that I find it somewhat curious that buildings proposed outside of downtown tend to have much less parking per unit than buildings proposed in downtown, despite downtown's superior transit connectivity. It's definitely a product of developers relying on street parking to accommodate any overflows in buildings outside of downtown. There's also definitely a difference in the type of building being built—smaller multifamily and midrise buildings can't accommodate as much structured parking, but high rises can—and the targeted market. I also wonder if the ongoing lack of retail and neighborhood amenities downtown is playing a role as well. Though this is changing, it still feels easier to get some basic goods and services within a south Minneapolis neighborhood than it does downtown.

I imagine it has a lot to do with what developers can profitably charge for. After all, that’s their primary goal.
Anecdotally, I know a number of suburbanites who retired/downsized to condos/apts downtown. This clientele is probably willing & able to buy/rent more car parking, at least *thinking* they’ll need it.
If true, it would be interesting to see if in-building parking utilization goes down over time, as former suburban residents realize they can become a car lite household.

Downtown's strange. At a neighborhood level, it's in good shape, with a full-size Target, two CVSs, and a Lunds that's open til midnight. But the Target is perfectly placed to be about as far from as many residents as possible, the Lunds is only 5 blocks away, and the Hennepin Avenue CVS is between them. A convenience store/pharmacy somewhere along Washington Ave S would be huge for the area, but I'm sure all the new developments will be trying for upscale restaurants.

People with money can also 2 hour Amazon most things to their apartment, I don't think the concept of having a car is directly related to where retail is. People want the independence and autonomy associated with it, it's very ingrained and will take generations to change.
