Yep. My anecdotal experience with the porte cocheres (portes cochere?) at the Depot and Loews is that they get backed up enough to block the bike lane maybe 50% of the time in the afternoon/evening time frame. That sucks, but the porte-cochereless Hewing hotel blocks the bike lane more like 85% of the time. Until such time as ritzy hotel guests stop wanting to be dropped off by private vehicles, I prefer a porte cochere to the alternative.

If they have floating bus stops, how about floating portes cochère? (I can’t stop laughing at that plural, nice one)

Hennepin County approved agreements with United Properties and Opus to extend skyways through the library.

Presumably, this means that the alternate of extending the skyway to Marquette Plaza is dead.

That still requires Opus to actually build something on their lot next to 365 Nic...and there aren't even rumors about what Opus might build there. When Opus proposed 365 Nic they were still considering office or residential options for the lot (aka 315 Nicollet), depending on market conditions.

I thought the message from United & Four Seasons was that they wouldn't even consider opening the hotel without a skyway connection in place? That suggests to me that the "backup" skyway proposal to Marquette Plaza is still very much not dead. Hopefully/maybe they could find a way to build one temporarily/cheaply?

The only way Opus could get the necessary building done in time for the hotel opening is if it was so underwhelming of a development proposal that we wouldn't actually want it (like a 10-15 story office building or 20-story residential, etc.) and they got it approved ASAP.

tl;dr - Any project worth building at 315 Nicollet won't be ready in time for there to be a connection to Four Seasons.

Does it? I thought the library skyway was going to connect to 365. (Eyeballing it looks like it would work)

The skyway connection comes from the north half of the library block, so unless the skyway were to angle quite a bit (which city guidelines frown on), it would need to connect to the currently undeveloped site. That said, there are still a lot of ways to skin that cat. The skyway could span across Nicollet and land on a pier and then turn south to join 365, and the jog could eventually be replaced by a future building, for example.

Think they'd have to angle it to reach 365. It's coming out of the Nicollet facing North half of the building I think. If you click in the building on Google Maps and click 2nd floor you can see where it will go.

Thanks, I was trying to figure out how to do that.

FWIW, this old article talks about a connection to 365: http://www.startribune.com/plans-for-ni ... 476399723/

I assume they're going to have it run straight across Nicollet, then take a turn into 365 Nicollet, like MNdible described, to be replaced whenever Opus finally gets their act together to build on the rest of their lot. It's not ideal, but that's exactly what's happening with the skyway between the Boloro Flats parking ramp and the Convention Center whenever the 12th St Apartments gets going, among other examples.

Wouldn't they just have the skyway enter on the north and then use the 2nd level walkway on the east side of the atrium inferno of the Nicollet Mall windows... then have the skyway cross the mall on the south east corner and connect it with 365 Nicollet building...

I guess I think there's likely to be an alley between the two Opus buildings and the skyway from the library will basically line up with it, connecting to the south to 365 and the north to the new building, if it ever happens.

According to the plans for 365 Nicollet, that's exactly the plan.

Still gonna be a long and boring inside walk from that fancy hotel, as there's no other route than through the library, 365, Xcel, the Nic and Fifth Street Towers until you no skyway level retail until you get to there (with the Nic's being empty).

Pretty much the same situation at street level. There's not a lot of retail in that area at all.

Shorter distance and there's coffee and typically some activity (perhaps not of a type that appeals to luxury hotel guests) at the library and Hop Cat on the next block and then the light rail stop.

I think we discussed this when we were looking at the 365 plans, but I could absolutely see them swapping out those three parking spots adjacent to the skyway for a couple of little micro-retail spots once there's some traffic going through there.

Who knows what Opus' deal is, but if they're actually close to making a proposal, and if they then end up breaking ground on something similar to 365 this fall, they'll probably beat the Gateway Tower to completion. It'll take a long time to build a tower of this height and complexity.

Those are some big ifs, but Opus did put it out last year that they were working on the other half of the block, and you never really know until one day it suddenly shows up in the CoW agenda.

That's true, especially if they follow the model of 365 and have no underground parking. Plus, a skyway through the 315 building could open while they're completing interior finish work, etc., while the hotel won't need it until the Gateway is completely finished.

Why does that show a car and an RV on Nicollet Mall?
