Pile driving began on Monday here, been holding our breath with a newborn next door at East End but so far he's able to sleep through it. They are making quick work on the lot, I'll try to pop out and grab a picture.

A few people from the Wilf and KA teams gave a construction update to residents of the neighboring buildings a few days ago. Nothing terribly interesting, but they did ask for suggestions about what we'd like to see in the 4k sqft retail space. I suggested splitting it up for a couple small counter-serve or takeout food places. Others said: pharmacy (too small for Walgreens or CVS, but maybe an alternative?), dry cleaner, bakery. Any brilliant ideas for what might do well here?

Dry cleaner and convenience store are good options. A hardware store would also be super useful in that part of town.

But they don't have to provide all of these options in one building, especially given the amount of building and new retail that is proposed to the area. Some kind of unique specialty store that would draw people to the area (and further down the avenue towards other specialty stores like Fairbault Woolen Mills) would also be nice. The density proposed and in the works for Washington gives it some potential to be one of downtown Minneapolis' most active streets.

I think this is part of the problem though. All these new developments are waiting on the 'destination retail' to come in and pay top dollar. We should be putting pressure on these commercial landlords for smaller scale, day-to-day type shopping destinations to make this neighborhood more walkable and accessible without a car.

The apartment that's just finishing construction on 2nd and Park Ave (can't think of the name right next to Zen Box) is going to have both a cafe on one corner and a bakery on the other corner of the ground floor retail I believe. Anyways, those bases should be covered, so they could put something different in this building.

FWIW, they claimed during the DMNA meeting that they specifically weren't going to do this, and are more interested in having the space occupied as an amenity for the tenant and the neighborhood than getting absolute top dollar for the space.

We'll see.

The Wilfs are really starting to have a bigger footprint in the Twin Cities. Besides the progress on this property they are well out of the ground on the 14 story hotel at Viking Lakes. 240 Park may not be the most attractive new apartment tower in the city, but it will build up Washington Avenue quite nicely. Now if the other proposed towers for Washington could get going, it is plausible to see Washington becoming a much more lively and animated street.

As an Elliott Park resident I'm jealous of the increased amenities in this neighborhood. Wish they were closer!

What GC was awarded this project? Someone mentioned KA, is that true? I can't find online anywhere who was awarded the contract.

They came to chat with the DMNA tonight - they're still working on some sort of aesthetic treatment for the blank wall facing south. Expected completion December 2020.
