Is this the first (and only) market rate housing project in South Minneapolis east of 35W and not on the Blue Line? Other than Parkway West (46th & 46th), which was built at the very beginning of this boom cycle (2012-ish), I'm pretty sure it is.

There is that Yellow Tree project replacing the gas station at 38th St & 24th Ave, but you could call that 38th St Station adjacent, even if it's a bit of a stretch until the 3/8-mile between there and Hiawatha fills in. I'm sure the developer will certainly market it as being walkable to light rail.

Anyhoo, that's certainly a testament to the strength of the south Minneapolis rental market and the rising tide of the area in general, even if this Cedar-Parkway location is a semi-unique sweet spot of business / transportation / park access.

The Central (2nd Ave & 35th St) was market-rate, I believe? Though that is only technically east of 35W.

Oh yeah, that was Yellow Tree’s first new construction development I believe (and next door to a dilapidated old apartment bldg they’d recently rehabbed). I bet we’ll see more small projects from them on 38th Street that’s not necessarily super close to the Blue Line, if good/cheap land is available.

The Noko Apartments and Lunds & Byerly's development is nearing completion, with signs up saying the grocery will be open this spring. It's been tough to get motivated to take any pictures of this one since I usually go by on weekend mornings when the sun is behind it, and you have to be on the west side of Cedar to get a decent shot (Longfellow on the opposite side has been closed off), and I hate crossing that street due to the high traffic...

Looks like the grocery keeps the old Bergan's address of 4715 Cedar Ave S, while the apartments take the address 4720 Longfellow Ave S on the east side of the block.

Now leasing for move ins in July (I know someone moving in).

Should been two stories taller, but looks good.

The grocery windows have signs up saying the Lunds will open on May 20th at 8:00 am.

Also, a Hennepin County PW engineer told me the city was (at a minimum) planning to restripe the 4700 block of Cedar but that plan seems to have escaped into the void. This block was studied even previous to the development plans here as it's a significant problem spot from a traffic and crossing/access perspective. Also, the block is wider than other blocks of Cedar and there's already a left turn lane to Minnehaha Pkwy at the south end of the block. At a minimum, the plan was to stripe a left turn lane for the whole block (with left turns to 47th St / Starbucks and southbound to the new Lunds) and a two-way left turn for the remainder of the block to the existing turn lane. Shoulder lane markings as well.

Please contact your city councilors AND county commissioners to prod them to follow through with this.

Also, here's an older shot of the sidewalk and driveway to Cedar from May 15th, where there's a bumpout (turns out I actually did take a photo, Matt). They had paved the sidewalk, but removed the jersey barriers that had been in place, which wasn't great from a safety perspective (though at least they left the mobile lift in place to block traffic...)

Thanks for these. Really nice project. I do love how they've used the retail signage to screen the parking level.

It should be criminal how Xcel Energy dropped that new pole in front of Grand Ole Creamery instead of connecting them from the interior of the site. There are also three poles that only exist to serve Caribou and a single streetlight.

The same sort of thing happened when Carbone's remodeled the old Coldwell Banker building and needed three phase service for the restaurant use. Xcel dropped poles on the SW and SE corners of 47th and Cedar, with the new transformers on the SE pole. Fast forward to the new Starbucks a few years later, and the underground 13.8 kV feeder to their pad-mount transformer was routed from the pole on the SW corner of the intersection.

Xcel really needs to be held more accountable for thinking these things through a little more on blocks with numerous new developments. They are contributing to overhead blight just as others are contributing to improvements on the block. They're ranked up there with satellite TV installers on a rental house.

Edit: Oh yeah, I did a partial above-ground utility audit for this block a few years ago. It is now slightly outdated because of these changes, but the point still stands that there's a mess of utility poles and overhead wires which could easily be fixed. https://www.google.com/maps/d/edit?mid= ... sp=sharing

Hmm. I wouldn't be surprised if it's temporary and only intended to be used while Noko was going up, though you'd think they would have hooked into that by now.

Crossing Cedar on foot in this area can be challenging.
