Yep, that's pretty much it. Can't do a lot of digging here.

Which begs the question, when is the city going to reform their parking rules so that a development without underground parking could be built here (or similar polluted sites on major transit corridors)? I'm not envisioning six stories or anything, but maybe 2 or 3. Certainly you could find a dozen people without cars to live here.

No one in their right mind would move into a place at 27th and Hennepin, fully knowing there is zero parking, and still insist on owning a car, right? That's a rhetorical question, because of course they would...but anyone that foolish deserves the hardship of getting their car towed a bunch of times.

Actually, its the denser commercial/ office that would need the parking. Housing is not an option with the deed restrictions.

Perhaps the moral of this story is that the Trader Joe's developer (at 2700 Lyndale Avenue) should have poured a bunch of oil onto the ground before they proposed a single story commercial building.

Strategery!

Although I should note that this project represents a net increase in density and urban-ness, while neither could be said of Trader Joe's.

This.

1 defunct gas station to 3 viable store fronts with a bit of parking is a much more urban progression than:

6 viable store fronts in 4 buildings turning into 1 not street oriented building with one business and a lot of parking...

This. Especially right on Hennepin, located in what is simultaneously possibly the worst place to drive and best place to walk/bike in the entire metro area.

Furthermore, what is stopping some developer from cleaning up the ground pollution with a state or federal grant? Is this site doomed to never have underground anything EVER again?? Can we all also agree, just another notch against the oil/gas industry at large as being stewards of our natural and built environment (as Rubio claimed last night in his rebuttal)?

I'm confused why the plan would have car access directly on Hennepin. 1) traffic problems with people turning to SB Hennepin, let alone if it were allowed to turn to the NB direction, and 2) disconnecting the sidewalk experience poor micro design of places.

It's for the drive-through, as there is not enough room on the lot for vehicles to turn around. Now, as for the question of why they want to put a drive-through here...

On a semi-related note, the planning commission WILL be denying their request to have a single parking stall on the Hennepin side. Which is awesome, and is hopefully the sign of a no-parking-facing-Hennepin-ever mentality.

I thought there was an Uptown/Hennepin Ave Area Plan that had strict rules and guidelines of what could go where and how it was built? Is this project adhereing to these guidelines? If memory serves, there was supposed to be moderately-high density along Hennepin and increased emphasis on walkability/mass transit....

It's repeated at least 3 times why they cannot build higher here. There is little demand for offices, 2nd story retail is not a thing (outside of the skyway system) and residential is banned by a covenant on the deed. Even if they could get away with not doing underground parking, they'd still have to get BP to change/remove the convenant...that has a 0% chance of happening.

I think they're going to have a tough time with that drive through element at the planning commission as well. Perhaps the drive through could be restricted to non-food uses? Isn't it anticipated to be a financial institution or something of the like anyways? That would face far less scrutiny than something food-related, which would have major issues with car stacking & blocking traffic.

Drive through or not, that curb cut on Hennepin is bad news. It better friggin be Right-in, Right-out ONLY. We do not need people taking lefts in or out of that mess.

I agree.

I would just make the parking area one way. You enter on Hennepin and exit on 27th. And it has the added benefit of shrinking the area needed for parking which gives them more room for retail space. But back to the point. Safety should always come before convenience

Better yet we could have a streetcar on dedicated ROW down Hennepin, then the occasional parking/slip lane where necessary. Then we wouldn't have to worry about left turns :)

Or space dedicated in the back for parking. Or high speed car-pedestrian collisions. Hennepin is 75-80 feet wide (including sidewalks). This could easily be done.

But seriously, this is a pretty blah design, but it's a big improvement over an abandoned gas station. Do we know when demolition/construction will start? They have a sign up advertising space for lease.

Maybe the retail spaces are leased and they are ready to start construction?
