"Sherman Associates will redevelop the Northstar Center East building, a 13-story office tower, and deliver approximately 217 apartment homes, extensive amenity space, high-end lobby, and skyway connection. Construction on this approximately $85 million redevelopment is expected to start later this year, with completion planned in late 2023.

The current concept includes 20% of units being affordable to households earning 50% or less of area median income. Eighty percent of units will not have rent restrictions but are planned to target renter households in the 80% to 120% of area median income range. "

"The initial phase of construction will include a gut renovation and re-imagining of the common areas, which will feature curated retail, quick-service food and beverage concepts, and a concierge-style property management presence that will serve as the point of customer service for office tenants.

The 8th floor of the office project will take advantage of a hidden gem in the Minneapolis skyline – a 12,000 square foot outdoor terrace called the “SkyGarden” that will be complemented by the new two-story indoor “SkyLodge” bar and lounge that will provide a year-round indoor/outdoor environment to office tenants and capacity for up to 350-person events."

Ummm do I see removal of that abominable ramp on 7th, replaced with street level retail? Is this real life?

Ah diagrams. One of the best and worst ways to represent something. Maybe they'll remove it? But there is TECHNICALLY retail already under/behind that awful parking ramp design.

A good friend of mine got married in that Sky Garden. It was a super cool experience.

The façade design of the parking deck for the Northstar complex is a nightmare that downtown Minneapolis will just have to live with. Getting rid of the ramp would be a small consolation.

Anyway, this project is otherwise a big win. It'll revitalize a notably shabby structure and add 217 homes to pierce the heart of the downtown Home-Free Zone.

The residential conversion is in front of the CPC next week. Packet. Now at 216 homes (I find it funny sometimes how these numbers move around by extremely small increments as the design evolves).

This project will have no new added parking spaces, understandably, but residents will be able to get leases in the attached monster garage. It doesn't seem like spaces will be set aside for them, however, so this project might attract a less car-oriented resident.

Doesn't look like they plan to fix those awful tinted windows for the residential conversion. The mid-century 'historic' designation for the Metropolitan Bank/ Pillsbury building does not preclude putting the correct Chicago windows and panels back in. Image
