Obvious political motivations aside, I'm pretty surprised how much of these plans include tearing down existing structures instead of just adding more buildings on some of the many remaining surface lots.

There may have been some truth to the news from last month…
Mayo Clinic will redevelop several downtown sites, including the Ozmun Building and the former Lourdes High School property, to greatly expand its clinical facilities.
Four locations in downtown Rochester, all owned by Mayo Clinic, are earmarked for ancillary buildings: the Lourdes site, Mayo parking lot 29, an open lot next to the Baldwin Building and former hotel property north of the Co-Cathedral of St. John the Evangelist.
Many aspects of the large-scale redevelopment and expansion plan are unknown, including the total cost of the initiative, the square footage of the new buildings, how many inpatient beds will be added to Mayo Clinic’s capacity in Rochester and how many new permanent jobs will be created. The Post Bulletin inquired about these details.

In other news, the old USPS/Montgomery Ward building may see some big changes.
According to city documents, Utah-based Terratron Incorporated has teamed up with Rochester Broadway Investments to develop plans to refurbish the existing structure and then add another eight stories to the building at a cost of about $40.5 million. The plan calls for a restaurant on the street level of the building, mixed retail space on the second-floor skyway level, and the new Element by Westin Hotel on the upper floors. The Marriott-owned hotel brand features extended-stay lodging with apartment-like amenities to facilitate longer stays in the city by Mayo Clinic patients and their families.

In response to Mayo’s newly announced mega expansion, the developer of the proposed Citywalk Apartments is hoping to get approval for a larger building. The apartment building would now be 12 stories with 361 units.

More information regarding the Mayo Clinic expansion. Mayo is looking to construct 5 new buildings for a total of 2.4 million square feet. The project is expected to be completed by 2030.

Small thing, but it stood out to me how much that awning sticks out and how much shade is being provided. I love it. I wish more projects actually followed through and built it.

Even without consideration of climate change, cities need to offer more shade for residents and visitors right now. Kudos for that massive overhang.

Really sad how the only walkable streetscapes in Rochester is under threat, both the Broadway project above and the news of the long-time Dooley's spot (the only redeeming street-life-creating part of the parking ramp they built across their only historic streetscape less than two decades ago) closing to become a private event space. https://www.postbulletin.com/news/local ... t-to-close And more vacant storefronts scooped up for big hotel redevelopment across from St. Mary's.

90%+ of their walkable neighborhood streetscapes have been destroyed by campus-ism development. And they have close to zero pre-WWII neighborhood nodes because it was still just a big small town until recently (didn't top 30,000 population until after 1950). A few remaining attempts exist: 6th Ave NW near Cooke Park, Uptown (2nd St SW west of St. Mary's/52, and a few spot projects). Fiddlehead didn't survive at 4th St/3rd Ave SE. Other cool spots like Goose Egg Park have the bones to be cool urban neighborhoods but are prevented by both policy and a lack of understanding the problem.

Unless the city has the gumption to diet Broadway downtown, those historic buildings will always be wasted. But to be clear, they definitely should not be torn down as the 3rd & Broadway node is probably among the highest potential for walkable destinations in the city. And there aren't many others.
