501 15th Ave SE – (Discussion)
A five story addition, with 16 new dwelling units and enclosed parking, attached to three existing 3.5 story apartment buildings. The existing buildings contain a combined total of 18 dwelling units. With the new addition there will be a total of 34 dwelling units on site.

Not sure where this will go. North of the 3 apartments? I'm hoping the old house behind the apartments is spared.

I hope it goes north of the three apartments. Last summer, I sublet a room in the attic of the house next door to them (on 15th Ave) and it was a deathtrap. Not just un-airconditioned in the 100 degree heat, but infested with mice and rewired shoddily besides. The sooner it gets pulled down, the better.

I also hope that red-trimmed italianate on 5th survives. So many historic homes keep falling to neglect and students over in Marcy. Those 3 apartment buildigs had a semi-shoddy update a few years back where they updated the windows (removing the leaded glass) and took off the cast iron awnings and balconies and partially cleaned the exterior.

Very interesting, and much better than I feared. When I read the address, I was sure that they were going to propose tearing down those cool old brick apartments.

Wow. That is awesome! And it totally preserves the historic look of the buildings from the street. This is a great GREAT infill project.

I love how it saves those nice old buildings! Though I will say, the one house the plan on tearing down does appear to be close to 120 years old, and quite interesting. Not to be repeatitive from the uptown thread. This spot is appropriate for a 5 story building I think though...too bad there is a neat old house there. But it is the only one left on the street. Oh well.

5 floors and only 16 units? Very intriguing!

Yep. Looks like four apartments per floor. What I was surprised about is that both the ground floor and the basement will be parking, with a car elevator. That will give them 50 stalls for 34 units. I didn't think University-area student housing had to have that much parking.

Well, there's what is required by the city zoning, and then there's what the developer feels the market will require. Two different things, as we're starting to see now that the city is reducing its requirements and even instituting some parking maximums.
Remember that these are mostly four and three bedroom units, so 3 x 34 = 102 beds, which means they're providing about one parking stall for every two beds.

If I had to guess, I would say that house is from the 1890s.

It is in terrible shape, and not a great example of Italianate tradition, there is no tower element, really it looks like a brick farm house with Italianate corbels around the roofline. (not that it isn't beautiful, but it will serve it's last Halloween season well.)

Built in January 1900.If I had to guess, I would say that house is from the 1890s.

I heard that a lot of the county's records on build year are inaccurate if they were built prior to 1900. That date is just used because it's when they started keeping track of these dates. I may be wrong, but I feel like someone told me something like this a few years ago.

That would make sense, since I rarely see a building that is built prior to 1900 and I know the population of the metro area was well over 500,000 by 1900.I heard that a lot of the county's records on build year are inaccurate if they were built prior to 1900. That date is just used because it's when they started keeping track of these dates. I may be wrong, but I feel like someone told me something like this a few years ago.

Also, January seems an unlikely month for a house to be built in Minnesota.
