Plus, they did build all those promenades ... I think we're a bit biased right now due to the crazy winter. Walking isn't all that hard, even outdoors.

A few updates to this project. The center buildings now have cement board plank siding surrounding their interior courtyard. Walls are now going up for the last story of the north building. Still have a long ways to go before they have all the walls up and the roof secured on that section.
On the West section the basement walls pretty much seem to all be in place. There are even parking level floors in the L section that is closest to Fremont. Did also notice some foundation work fronting 28th Street. Not sure if that means there will be no underground parking for the townhouses or if that foundation is for porch sections of the townhouses.

Does anyone know when the pedestrian bridge is scheduled to be built and, more importantly, opened? I'm sick of smelling stinky Rainbow garbage.

You'll be looking at the end of summer or early fall. They have a lot of exterior work to get done , plus the building of the courtyards and the bridge that must get completed before it can be open to public traffic. Using the Track 29 as an example, it will be sometime in 2015!

Optimistically, it will open before this coming winter (which is a horrifying sentence, given the temperature today)

The first move-ins will be in August for this second building. It does look like they have a lot of work to do, but using the projects in dinkytown as a benchmark (which all have August leases inked,) they are further along than The Venue at Dinkytown is...

I wouldn't read to hard into a 40 percent occupancy rate. This was a winter that was unforgivably cold. Not to many people who have the luxury to move when they choose would do so during harsh winter months.

That multicolored part of the wall is a historic wall. Was told that by one of the sales men when John and I took a wander thru one fall day. So I doubt it can be freshly painted over. Also, I see more vine and climbing plants establishing them selves on the walk like they have on the west entrance ramp at Bryant.

It's amazing what selective editing can do. It's hard to know what was really meant. This happens in the media all the time...

I just reread the whole quote a few posts up and I read it as meaning there are two groups. 1) young professionals 2) empty nesters with incomes of $100k

Units around $1,400-$1,800 wouldn't require a six-figure income. At $1,500/mo, you need to make $60,000 to stay under the typical definition of a cost-burdened household (>30% of gross income). $60,000 or $70,000 ain't chump change but it's a long way from $100K in my book.

I'd say $1,500/mo is at the high end of that income level though, especially if it's a family with children.

I was just replying to the "young professional" thing, which I took to mean single. Some people will pay 40% of their income towards housing, some will pay 20%... the point was more that there are pretty simple empirical tests for these sorts of statements (not to pick on anyone, but I was replying to "I'd think anyone living there probably needs a six-figure income") that often show our assumptions are not necessarily on the mark.

After a 2002 storm that knocked out electricity to 2 million customers in North Carolina, regulators there took a look at what it would cost to bury the three major power companies' overhead lines. The state Utilities Commission concluded the project would be "prohibitively expensive."

"Such an undertaking would cost approximately $41 billion, nearly six times the net book value of the utilities' current distribution assets, and would require approximately 25 years to complete," the report states. Customers' rates would have to more than double to pay for the project, the commission' staff found.

And underground lines "are not without their disadvantages," they concluded. While more reliable "under normal weather conditions," they take almost 60% longer to fix when something does happen to them.
