Here's a somewhat positive update. Hopefully MPLS's air rights dollars won't be reduced.

Ryan worked hard with everyone to try figure out the Radisson Red, Barranco said. "We spent a lot of time and energy trying to make it go and just couldn't find the economics to make it work."

Some factors in the change of plans included the design involved, pricing and the technical and operating issues with the ramp and structure, Barranco said.

"All those things emerged. There wasn't any one group that was at fault or any thing. It just didn't pencil out."
I'm guessing we'll see the tower shrink a bit, as it would constitute a pretty huge increase in units to stay at 25 stories (including the ramp).

For hotel sites, keep in mind that the two Wells blocks both have vacant parcels remaining on their north faces (fronting 3rd Street). I'm not sure if a hotel is actually feasible, since those parcels would be restricted to 4-5 floors (being directly adjacent to the Wells buildings). Either way, there is no shortage of developable land nearby, including the Zygi parcels north of the stadium itself.

Wow. Isn't it a bit odd that they (Ryan) couldn't land a chain for this project?

Doesn't seem that way...
Magellan Senior Vice President Brian Gordon expects the tower's design and feel will stay the same, he said in an interview. The 10-story portion of the tower that was to be a Radisson Red hotel will instead be apartments.
Also, the ramp is not a part of the original tower. It will be built alongside the south face of the ramp, FYI.

I was going to ask that too.

It would be nice to see a developer from out of town bring something to the table.

I think it's strange too. This is a really prime spot. A no brainer for a hotel to connect directly to the stadium. I would think there would be lots of chains interested in this site. However, I think there is an issue with timing here. Really the city should give them an extension to look into other options. If they can't come up with anything, the city should place it back out to bid between developers.

Council member Frey has weighed in...
I'm waiting to get a statement from city officials. City Council member Jacob Frey, who represents that area, said, "Clearly I'm not thrilled with the news."...

The project was going to occupy the “air rights” above a new, $49 million parking ramp at 728 S. Fourth St. that Ryan is building for the Minnesota Sports Facilities Authority (MSFA). The 1,600-stall ramp is being funded as part of the new Minnesota Vikings stadium next door. Ryan agreed to pay the city $5.65 million for the development rights.

The city would probably have to give approval if Ryan decides to pursue the project without the hotel. The city could turn to Mortenson to negotiate a deal or put the project back out for another round of proposals.

Frey declined to discuss any of the issues that might have led to the Radisson Red decision, saying it's more important to concentrate on the future.

"We've got several options before us. I think what's necessary is to figure out what options maximize the number of eyes on the [new Downtown East] park and dollars into it and I really gotta sit down with staff to determine which option that is."

^^^I may be wrong , but I would assume the city is hoping for a hotel to be part of this project.

This is all still so unofficial. If at least 10 floors don't include a hotel chain,at least will pop up in this area in the near future.its a given.. When a billion dollar stadium is built, it's followed buy a hotel chain

Any chance Ryan will dump its plans for the six-story box on the west end of the park? Why not add those 190+ apartments to this development?

I said this a while ago, to give some sort of reason for this choice, and was treated like a dummy.

Were you actually told that or are you being smart?

The really should build the Radisson Hotel on the west end and just eliminate the apartments altogether. When you see it in the rendering it looks ridiculously tiny and out of scale with everything around it. Would also make the Magellan /Ryan ramp project more viable and allow for increased # of units.

Eh, that 6 story building is your only chance to get a human scaled building surrounding this park.
