Doesn't he own the yard as well? I thought that the vikings got ownership of that, I knew he had 2 other parcels and I accidentally counted the Wells Fargo ones
No, Zygi had planned to buy the Strib blocks years ago, but that never happened.

The deal with Ryan Companies secured blocks 2, 3, 4 & 5 on this map. MFSA owns 1 & 6.
Zygi actually only owns block 7 on this map.

They should really say Wilfs. When they say Vikings then it makes me think that the team wants to buy something to put there.
And okay, yeah for some reason I thought that he got that block on the map

IN regards to the Ryan proposal:
Some of the changes to the parking ramp it had hoped would reduce costs to the hotel-residential project were not approved by the Minnesota Sports Facilities Authority or the Vikings, however.

so... I'm just trying to understand this...

Ryan and Mortenson competed for this.
Ryan had a bigger proposal and won.
Ryan's hotel portion was dropped.
Ryan said they wouldn't pay as much without a hotel.
Ryan added more residential units to replace the lost hotel portion.
Vikings get upset that Ryan changed it's plans.
Vikings release there own plan (with mortenson (who already lost))

Vikings plan still has no hotel. Vikings plan is smaller than Ryan's plan. Vikings will pay more for the land. Vikings plan will generate less money.

If I'm understanding this correctly, I think I'm still on the side of Ryan. That being said, I wouldn't mind opening this up again. Competition brings out the best.

The Strib has updated their story with more details and it helps significantly to understand what's going on here.

So the Vikings are being parking trolls shutting out a viable proposal from Ryan so they can develop it themselves with the help of the loser Mortenson.

mortenson is involved? the wilfs are developers they wouldn't need mortenson. but if they are involved that adds to the intrigue.

i still think the city will vote for ryan next week. this vikings proposal is vague and i prefer the residential of ryan's proposal.

Updated strib story notes a potential broadcast space in the Wilf proposal. Anyone know who that could be for?

sounds like it's just general broadcast space... leased out.

Hey NBC... Sunday Night Football is happening at the stadium... you want some broadcast space across the street?
Hey ESPN... the Final 4 is being held at the stadium... you want some broadcast space across the street?
That type of thing.

Seems like awfully expensive square footage to build for it to be used that little, considering that those productions usually truck in their own setup, and it is usually run by the same production unit and production trailer as the event itself (which are rented/dispatched and not actually inside the stadium).

I'd rather still go with Ryans proposal not just because of height. It adds more density and residents to downtown and the city.

And it will bring more revenue to the City of Minneapolis with Ryans plan. I don't know why the city is so upset with Ryan for not wanting to pay as much when they'll still earn more money in the long run

I'm watching the meeting right now (yeah i have nothing better to do lol) and i guess Ryan has seven years to build it if their proposal goes through as it is right now? I don't like that part of it. Or am i mixed up here? Other than that i like their plan better.

Hopefully the city will be creative enough to find a way to work with both proposals. There's got to be more than one ramp in the neighorhood to build above..... The way Goodman was speaking in the article, it makes it sound like she is working for the Vikings....didn't she get sued a few years ago for taking sides against another developer?

Put in a public housing high rise. Just the very suggestion might actually move this along.

How is this up for debate again when Ryan won the rights to develop this space?? What am I missing here??

A few thoughts on the Wilf proposal:

1: It looks dinky in between the stadium and the Wells Fargo building almost embarrassingly small.
2: I think that the Wilf proposal has some merits to it, the retail is great and having a TV studio in that location isn't a terrible thing either
3: I understand why the city council feels like Ryan gave them the bait and switch but it's certainly no less shady then the Wilf's/MSFC not working with Ryan on parking ramp design then coming back with a proposal of there own

All in all I hope that the Wilf's and Ryan can come together and figure out the best solution. If nothing else the two entities bidding against each other is only going to drive up the price for the air rights.

I think the tv studio concept is really cool - it would create some great shots of the city regardless of the event. Kinda like a times square studio effect in nyc - creating some buzz for the city - only of course on a smaller scale. I really hope they can work out some kind of compromise to include all these features - a large tower plus tv and hotel space in a big complex. It's ridiculous there is such a battle for this space with all the emptiness available around the stadium.
