Brickhouse Lofts, 150 26th Avenue SE
This has been discussed in the general UMN thread, but with work moving ahead maybe deserves its own.
The Brickhouse Lofts are a redevelopment of the old Bemis/Curwood packaging plant that closed in 2012. (http://www.startribune.com/business/166583706.html)
The Bemis company started out making flour sacks in Minneapolis in the late nineteenth century.
There are two buildings, a 1912 brick structure and 1967 steel. Enclosed parking within the steel structure is planned. They applied for various DEED grants to help with environmental cleanup (http://www.ci.minneapolis.mn.us/www/gro ... 118916.pdf, see p.5)
The building appears to have been used by the Mohawk Aircraft Corporation before Bemis (http://collections.mnhs.org/cms/largeri ... n=10716828)
There are images on the MN Historical Society website of planes being made in the building (http://collections.mnhs.org/cms/largeri ... n=10856216). Here's an advertisement from 1929 for Mohawk planes, with the address listed as 2661 Delaware: http://books.google.com/books?id=Lgsn8NtjVikC&pg=PA41
The earliest I can find information on the planes is from 1928. For example, here's a profile of their Mohawk Pinto plane: http://www.flightglobal.com/pdfarchive/ ... 00067.html
It looks like the Mohawk factory was important in getting the U's aeronautical engineering program off the ground (pun intended). The company had U faculty working with them: http://www.aem.umn.edu/gallery2/main.ph ... temId=8837
They plan 400 market-rate housing units on the 2.5 acre site.

That brick building is absurdly gorgeous. I assume there's no window there because work is progressing?

All the windows above ground level are gone.
I think this has the potential to be a good project, good adaptive re-use of an historic building and bringing lots of people into the area.

I didn't see anything about a development or renovation in those links (nevermind, found it).
I can't see how 400 units can be constructed/created with only $25M. What a deal for the developers though! Normally 400 units would cost at least double or triple that amount! I also wasn't certain whether this adapative re-use project also included expanding space on either building.

I kinda like this one. It puts off a (*preposterous statement alert*) Parthenon-made-out-of-brick vibe.

I wasn't talking about Metro Transit, but the developers. Doesn't having more units mean more potential for profits given there is enough demand (which I assume there is)? I really don't know much about real estate though. More mid-end apartments could be good in this corridor (at least 4-6 story apartments along 15th), while the luxury ones could stay closer to University/4th and Washington Ave.

I assume you mean the big steel warehouse building on the eastern edge of the block? They usually have the doors open during the day, and there's a lot of concrete rubble on the inside so they're just doing a bunch of demo in there. Seems like they just want to gut the inside and keep the industrial looking exterior/shell. Is that just going to be parking in there?Has there been any movement on the the other half of this block?
It will be interesting to see what they do to the exterior of the eastern (warehouse) building, the area between them (nice courtyard anyone??), and everything lining the streets. The new windows on the brick building look fabulous so this could look really nice without that much effort.

If I remember correctly they were going to do units on the ground floor of the steel building and parking on the second floor, I imagine them cutting out modern industrial town home fronts into the side of that building, but that was just my interpretation of the proposal.

315 units / 480 beds.
That would make this the 2nd biggest single project in the current boom, correct?
Only CPM's WaHu is bigger at 327 units and over 700 beds, but that's more of a private dorm than an apartment building, based on the layouts. This appears to actually have traditional layouts and primarily 1-2BR units, though it does have 3 & 4BR units too. Either way, it's a huge project. Only 222 Hennepin comes close in scale, also taking up a full city block.

my boyfriend lives across the street, and this thing has pretty much just been sitting empty with it's new windows since he moved in, which was August.

Anyone have a status update on this project? The exterior of the older brick "Maxwell" building has looked complete for over a year, but have they started renovations on the steel industrial building half of the project? Abdul/Swervo has a reputation for working slowly - see 501 Marquette renovation, Arctic Cat HQ, etc.

According to plans before the city, Maxwell Ventures LLC plans to renovate the four-story brick and concrete structure on the western half of the site, a 99-year-old building previously used for manufacturing, into apartments. Maxwell Ventures LLC would put two new stories atop the structure, known locally as the Maxwell building.
A larger, one-story former industrial building on the eastern half of the property would also be transformed for the project. According to Maxwell Ventures’ project narrative, the developer would create two floors within the existing building’s shell and build two more floors atop the current structure.
The industrial building’s first floor would be used for parking, loading and other normal functions, with apartments in the upper floors. A train shed that connects the buildings would be torn down to create green spaces for residents.

They have not done any work in a while from what I can tell. There have been several complaints given to the Prospect Park zoning committee concerning the site. Including lack of progress, inadequate lighting, and illegally selling parking during game days if memory serves me correct. Some or all of the permits for the building have also expired and there is a stop work notice posted on the building.
