This should make a lot of us happy! One of the least taken care of building in downtown is getting an upgrade! Happy dance

Youthlink/PPL is working on a 5 story 46 unit addition to their current location at 12th & Chestnut, just on the outskirts of downtown. The units will be placed in quads to relate to peoples interests similar to how some dorms are set up. Their focus will continue to be changing young peoples lives, ages 18-23, before they become long term homeless. I'll try to get some pictures of site plans and renderings soon.

Bootleggers former space is planned for rehabilitation according to the new HPC agenda. Plans by Griffith Real Estate along with RSP Architect. Including new windows that relate more with historic accuracy, new doors that will also be closer to historically accurate and removal of the awnings.

There aren't too many (if any?) buildings downtown with surviving security shutters. Interesting.

But seriously, it's pretty interesting that this is being converted from a bar into (presumably) high buck office space. Does the mean that the highwater mark of the Warehouse District bar scene has already passed?

Well I've never heard of Griffith Real Estate before in my life but a quick google search... doesn't help at all.

I've starting seeing places trying to lease out space in the Warehouse District to offices/flex/retail, I think people are just trying whatever they can now. But since it says it's a co-working space it likely means they may already have a tenant lined up since that's pretty specific. CoCo doesn't have a space in this part of town yet. Their closest one is downtown which may be a little far for some, idk.

Gamut Gallery, one of the tenants in the Handicraft building redevelopment, is moving to Elliot Park. Specifically 717 S. 10th St, and it will be a larger space.

I hope that more galleries or small businesses and shops open in this little stretch of 10th. Would be really great for the neighborhood and for general shoppers.

Those spaces look great (from the street) but have been depressingly empty for a long time.

This is fantastic news--these places have been getting much needed renovations and I'm glad now they are being sought after by these type of businesses.

Wow, what a wild last few days. Will now have to see what happens now that the Chinese bubble has burst. How much it will affect us here in Minnesota. What will happen with all of the proposals and how many stay on course and how many hit the shelf again. Those that have started I think will keep going forward. But the speculation will start to weigh down on how much more will be done for a bit.

Ok, so technically speaking here:

I agree the building is not historical. Yes it is old, but I don't think it's worthy of preserving. So sure, tear it down. That's fine. I can't really argue with the reasons given to allow demolition of a "historic resource."

BUT

The CPC, Z&P, and Council all have to approve the new sight plan, right? That seems like the place to fight this. No new parking lots!

I think (maybe) Bobby & Steve's could still technically demolish this, before the site plan is approved.

^That is correct. Demolition and approval (of something else) are two totally separate processes.

I'm not sure if it is legally advisable, but maybe the city could condition the demolition approval upon approval of a site plan. That would be one way to prevent more situations like 2601 Lyndale, where a building is torn down and replaced with nothing.
