Nord Haus - 315 1st Ave NE (208' - 20 Stories)
Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
Wow, that's amazing. Can't believe this tower is almost done. It's been such a long process for this site.

It's pretty exciting to see emerge into the skyline of ne. You can now see it when crossing the rail corridor in the north loop and it definitely adds some dimension to the cityscape!

The low rise apartments topped off in less than 6 months! That's pretty impressive.

Looks like they've completed 2 stories every 9 days. So topping out at the end of March? Around the same time as Kraus Anderson.

Found another new rendering
Still love how architects really don't bother to just look on the map to see what direction cars go. How about we just not add them to our renderings?

Here is how Nord Haus is making an impact on the neighborhood skyline from a distance.

Which is why I don't understand Nye's having to get cut down and Altus condos being fought so hard. How great would it be to have 6-7 tall "towers" on this side of the river? I'd love it!

Sounds like Lennar is working on Phase II:
From this grant application document:

Even taller tower. Good find! I bet we see details soon.

Doesn't look like very much retail will be going into the second phase.

Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
I'm ok with that. Phase 1 included a lot, and this is on 1st Ave (not Hennepin or Central). And there's still a lot of development to come in this neighborhood, which could add even more space in better locations (420 E Hennepin site, Wells Fargo site someday, etc.)
Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
Additionally, they only control half of the street facing property on 1st avenue on that block so there is less opportunity for retail than in the first phase which has the whole block.

Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
True. The small amount of retail space could indicate that they have been unsuccessful in picking up that corner property. While they can't force a sale from an unwilling owner, I'd be a little surprised if they went ahead and made this huge investment next to a crappy auto repair shop. On the plus side, developing the corner site separately (later) could be a net win for urbanism (separate building, more doors, etc.)
Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
It would make a great little strip of town homes or retail in the future, agreed. if only it was a little larger.
Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
I'm also a little surprised that there is no mid rise portion here? That means just a lot of exposed parking garage?
Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
As I remember - the second phase tower had been listed as 30 stories. I wonder if the 26 stories is on top of the ramp?

Re: Nord Haus - 315 1st Ave NE (208' - 20 Stories)
I imagine they'll position the ramp back to the RR ROW like Phase I
Q. What, what? A. In da butt.

Do we know what will be going in the commercial section yet?
