Sale of property, renovation planned for 124 N 3rd Ave (Hillman Mechanical)
http://www.bizjournals.com/twincities/n ... -plan.html (locked)
Property map: https://gis.hennepin.us/property/map/de ... 2924140018
Streetview: https://www.google.com/maps/@44.9856833 ... 312!8i6656

The adjacent surface parking lot probably isn't going anywhere, as it's owned by the properties on the other side of 3rd Ave (Muse Event Center, et al)

Not sure where www.abovethefallssports.com will move

Properly these are 116 3rd (the three-story warehouse) and 126 3rd (the one-story on the corner). 116 used to have weird metal screens covering most of the facade until quite recently, visible in the old Streetview.

NRHP material on both:
Address: 116 3rd Avenue North
Historic Name: Commercial Building
Common Name: Renco
Architect: Jepson Bros.
Year Built: 1888
Status: Noncontributing

The original facade of this three-story brick store building is divided into six bays by pilasters which run the full height of the building. Paired windows with stone sill courses are grouped within each bay on the second and third floors and are capped with segmental arches with molded hoods.24 The storefront has been altered and the upper floors obscured by a loosely constructed metal screen. The metal screens on the structure impair the integrity of design and materials. While the structure retains other aspects of integrity, including setting, location, association, it cannot be considered contributing in its current condition.
Hopefully the reno will bump it up to contributing.
Address: 126 3rd Avenue North
Historic Name: Warehouse Building
Common Name: Hillman Mechanical Equipment Inc.
Architect: Unknown
Year Built: 1894
Status: Contributing

This one-story utilitarian warehouse building features an irregular facade with various openings capped with segmental arches. The rectangular building terminates with a simple corbelled cornice. Several modern additions have been made to the rear although they do not detract from the overall appearance of the building.25 Windows appear to have been replaced and corbelling and brick wall on south side has been altered. Despite these alterations the building retains its integrity.

Glad this building is getting some love. The parking lot patio is a nice touch.

Could we all pool our money and buy this building and remodel it?
God yes. That is a real beautful building. I want it.

394 exit to Washington/3rd getting some lipstick: http://www.minneapolismn.gov/www/groups ... 194499.pdf

Longer term, the exit to Washington should be closed, and the highway entrance could be relocated a couple hundred feet further west on 3rd Ave, allowing a new building at the corner. I drew up this concept a couple years ago, and probably never actually sent it to Jacob Frey, whoops.

I think you could do a lot to improve that intersection without needing to sever the exit to Washington. Agreed that the entrance could be shifted a little further west, and you could have the left lane be exit only. You'd have to convince the property owners there that the alley connection could be eliminated, and you'd probably still need to provide some kind of cul de sac.

True. Without making that block of 2nd Ave a two-way (which is unlikely), my proposal would inadvertently cut off access to the back of the existing buildings there, which wouldn't fly.

Good morning, Twincitizen! Do you know the schedule for this project?

No timeline listed here: http://www.minneapolismn.gov/meetings/l ... MSP-194539

North Loop Neighborhood org is going to be responsible for the ongoing maintenance & planting, though it looks like the initial funding (not to exceed $10,000) is coming from MNDOT. You could email North Loop N'hood or post on their Facebook and I bet you'd get an answer.

A place called 'Wendo's Fry and Burgers' popped up on Google Maps recently. Anyone know anything?

Curious.
Dara Moskowitz Grumdahl just posted this about the 112/Bar la Grassa/Burch chef opening a new place, but it's described as being on the northern fringes of the North Loop, and also described as a Texas bbq place (which this name doesn't seem to convey).

Last night was Toast Wine Bar's last night. We were there when they let us know they were closing their doors. Website has been updated.
This is such a disappointment for the North Loop. I assume no one knows what might replace this wonderful quaint wine bar.
