What was the impact of largest art studio tour in the US in driving displacement in Northeast?

While it’s popular to look at what is happening in NE Minneapolis and say that gentrification is driving artists out, the reality across the country is that artists moving into a neighborhood are the first wave of the gentrification. It’s as true now as it was in Jane Jacobs’ Greenwich Village of the late 1950s.

Strange and unhelpful article. Not a single point of quantitative data that demonstrates that Northeast is gentrifying. Just a lot of subjective quotes from a couple people about how Northeast is an increasingly popular place to live, of which the same could be said about almost the entire city. I found this quote in particular to be strange:
"What was once a small, invite-only event designed to fund artists is now a mega party that draws roughly 30,000 visitors who spend more time at the breweries and outdoor music performances throughout the district than buying or even looking at art. “Now it’s more like Mardi Gras than any kind of real fine arts event,” one survey respondent told Lewis’ team."
Even if only a tiny fraction of the 30,000 visitors are looking at or buying art, surely that's more people than the numbers who made up the earlier invite-only events? Are the artists better funded or not? What does the existence of a single successful event have to do with gentrification? Oh, and is music not art too?
Sometimes events and places get more popular, this article isn't about gentrification, it's about people gatekeeping their scene.

I’m impressed how Broadway and Marshal has attracted so much and keeps attracting.
It’s proximity to downtown, the riverfront and parks, on a decent bus route, and even relatively decent highway access for a Northeast neighborhood node must all be part of it.

That is impressive. The eastern proposal should really pick up those last 3 houses on the block. But OTOH, at 0.7 acres, at there's enough land there do them in a separate project, without it being super awkward. On the bright side (pun intended, wait for it) the way they're planning the massing of the building will allow light and air between a future development on the rest of the block.
What are everyone's thoughts as far as leaving the current street layout in place, vs. an alternative of re-connecting Main Street at Broadway (and dead-ending 11th Ave to sever it from Main)? The County's preference is likely the current setup, as they would not want another stoplight on Broadway (at Main). As a resident of either of these apartments, I'd probably prefer the current setup too, rather than adding more through-traffic on Main. From a pure urban design standpoint, putting Main St through with a new light at Broadway would likely win out, as this is not a good look

How is there just no commercial space in either of these buildings? Especially the top proposal could easily have 2 retail spaces on each end and the bottom project though tucked in a little more could have a spot on the northern corner. That would be a cool little retail area with element and two other spots on main and Broadway. This many residents is a lot for this area there isn't really a lot happening directly in this area and I could see this quantity of folk really swamping the small local eateries in the area.

Nice! That corner has been a bummer for awhile. Though it's too bad they couldn't incorporate Little Jack's in there somehow. What a weird building. Did anyone ever go in there back in the day?

I think the current building is in such disrepair that they had no option but to start over. This corner has been dead for a while, let's hope this development livens it up a bit. Kitty corner the liquor store closed a while a go; it would be nice to see that lot redeveloped into something as well!

I agree with the sentiment above - how is there not a retail component, even a small one that's part of this? And something should really be done to reconnect Main with Broadway there. That cut off is awkward and not good for traffic flow.

Mac's is moving onto 310 E Hennepin!
Wonder what's happening with the Union building. There were rumors of redevelopment last year. Same with the Aveda site.

One of my regrets is never having visited the orignal Mac's location in the old strip mall next to the remnants of East High School.

Aveda has two buildings at 4th/Central, the former Cataract Masonic Temple (101 4th St SE, not protected but listed as eligible) and the two characterless one-two story commercial buildings across the street at 326 Central.

Noticed this morning that there is a crew demolishing the roundhouse at Shoreham Yards, which I found quite shocking. I'd always assumed it would be preserved in some fashion when the site was redeveloped, as it is (was) a very cool structure.
