I believe it's the old saying, "Location, Location, Location..." if tearing down a 'newer' office building to build a new residential tower pencils out for them, then that's why it'll happen. This is such an ideal location for so many reason that buying a different (and vacant) lot, possibly won't give them the return potential this lot could. Just my 2 cents.
