Ryan is working on a tower. Fortyish stories of condos, including a six-story parking podium that will match the scale of the office buildings on either side.
100ish units, starting at 1600 square feet. For comparison, there's 240ish in the Carlyle and and similar number in 200 Central.

Nice. The detail renderings make it look like a high quality building.
And maybe the wrong place for this -- but anyone know what the future holds for the Centerpoint owned lot across the street? Does it have a chance of being developed?

The centerpoint lot is a major gas main/ control facility. it's just above the former coal gasification plant location on the river flats. Ryan tower- looks great, wish it had neighbors.

This is one I was excited about and had been hunting around for a rendering. I have been saying it would be cool for Minneapolis to have more Carlyle style buildings, similar to older New York towers. This would look fantastic down the river from Carlyle.

Yep. They asked about it, and Centerpoint basically said "When no one uses gas anymore". I remember that there was speculation that they would replace the Padilla building. Glad to see that they are taking the surface lot instead.
What excites me most about this project is that it will continue to enhance the enclosed urban feel of Gold Medal Park, leaving the C97 lot as the last park-adjacent property yet to be developed. Gold Medal Park is already one of my favorite places in the cities, and it just needs its edges to fill in.
Another thing to be optimistic about is that this tower and the Legacy condos are another argument for more retail in this part of town (and again, that C97 lot should have a huge red arrow on it by now). This project and the Legacy project would add about 400 units of very well-off people, who would no doubt love to be able to walk a few blocks to more restaurants, cafes, a bank, etc.

Height guess is about the same as the Carlyle - 450' or so.
As far as the Padilla building goes, Ryan still owns it, and they mentioned that they're working on legally attaching its air rights to the condo tower to preserve its downtown views. Which makes sense, but is a little disappointing. I wouldn't expect another tower directly adjacent to this one or anything, but I wouldn't mind a redevelopment that dumps some of that parking fronting 11th.

Were they leaving space to continue the Dinkytown/1st St bike trail through to Gold Medal Park and 11th Ave?

Not technically, but I recommended it before at the Legacy meeting so if we could like, actually have that happen it would be amazing.

It makes such a difference hiring a good architect. (Obviously budget helps) but seriously stunning building, can't wait to find out more.

Two spaces per unit isn't terribly surprising, of course, but I don't believe for a second that this is going to include district parking for the unwashed masses.it calls for at least two parking spaces per unit, plus parking for tenants next door that can be used after-hours for other neighborhood activities including the Guthrie Theater.
