Development pops up along Red Line bus rapid transit in Eagan, Apple Valley
http://www.startribune.com/development- ... 351549711/
Exurb:
"Since 2010, companies have invested about $273 million in redevelopment and new development projects within a half-mile of the Red Line, according to a Dakota County study presented this week. County officials found that 38 projects have cropped up around bus rapid transit stations since planning for the route began, most of them clustered near County Road 42 in Apple Valley and Hwy. 13 in Eagan. Two expensive projects — a large housing development and an outlet mall — account for more than two-thirds of that investment total.
There’s no proof the bus line helped spur the growth, much of which occurred as the economy was bouncing back from the recession. And ridership on the line has been lower than projected.
But city officials said the transitway did factor into some developers’ decisions, including the owners of Twin Cities Premium Outlets. That mall opened last year next to the Red Line’s Cedar Grove station in Eagan."

Re: Red Line (Cedar Avenue BRT)
I doubt any project was built because of the bus. But if it influences someone to put their new development closer to a station and maybe build to to a standard above Lakeville's acres of parking, I'd call that a positive. There’s no proof the bus line helped spur the growth, much of which occurred as the economy was bouncing back from the recession

Re: Red Line (Cedar Avenue BRT)
So Red Line BRT counts the outlet mall as growth spurred by transit, fails to mention massively underfunded Eagan TIF district which will be tens of millions of dollars in the hole at the end of its TIF window.

Re: Red Line (Cedar Avenue BRT)
Yeah I just can't buy the notion that the Red Line had any impact on the outlet mall's location or site design given the amount of parking. Maybe that's just me.

Re: Red Line (Cedar Avenue BRT)
Oh, would you look at this gem:
That's only $20,000 per vehicle storage space! $667/year/space on a 30 year basis. Just over $2.50/workday/space/year for that time. What a great use of transit dollars. The existing Apple Valley Transit Station (AVTS) park and ride facility is operating at 110 percent
capacity. Approximately 50 vehicles per day use the Gaslight Drive overflow parking lot and
former MVTA layover site, which is located immediately south of the AVTS site in the southeast
quadrant of Garrett Avenue and Gaslight Drive. To expand the current capacity of 768 spaces to
meet existing and forecasted demand, MVTA received federal funding and regional transit capital
(RTC) funding for a $6.6 million two-level, 330 parking space expansion to the ramp.
Re: Red Line (Cedar Avenue BRT)
If they actually charged for park and ride spaces like other parts of the country do I'd hate park and rides a whole lot less. But that's a huge per rider subsidy that's not even accounted for when people look at the cost effectiveness of suburban lines.
Re: Red Line (Cedar Avenue BRT)
Yeah, it would be great if those cars just drove downtown instead. Win for everyone, right?

Don't interfere with their bitch session. It's therapeutic for them.Yeah, it would be great if those cars just drove downtown instead. Win for everyone, right?
Re: Red Line (Cedar Avenue BRT)
But EOst, at least then we would be sticking it to those evil suburbanites. That's a win for us, right?
Re: Red Line (Cedar Avenue BRT)
Do tell. Because charging for park-and-ride spots certainly isn't going to stop (or even appreciably slow) suburban sprawl.

Re: Red Line (Cedar Avenue BRT)
Oh that's right, I forgot they could just bike. That's what we should expect them to do. After all there's maybe a bike lane or two thrown in between Apple Valley and downtown so that makes it all better.
Edit: Do keep the NFL meme's coming though they are funny. We should strive to make all our points in penalty form.

Re: Red Line (Cedar Avenue BRT)
You'd have to make an argument for me to deflect it.
