Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
If an 18-month construction schedule finishes up in November of next year, construction must be beginning in May!

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
It seems like it's been under construction for a few months now if I remember correctly.
Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
This is the kind of incremental buildup I'd love to see more of.
Vacant land on east side of Nicolet Avenue just north of 18th St.
I am surprised that this area hasn't been developed yet. According to Hennepin County property information, The following parcels are all owned by the same individual/company
KATZENJAMMER LP
2054 VALLEY CREEK LANE
SHAKOPEE MN 55379
1735 Nicolette [sic] Ave.- .13 acres
1725 Nicolette [sic] Ave. - .13 acres
1719 Nicolette [sic] Ave. - .13 acres
1713 Nicolette [sic] Ave - .2 acres
It would be cool to see a nice mixed use project here.

That used to be a butcher shop. Went there a couple times.

When did it close? If the land sale date points to the closure, i would guess 2005ish

Stevens Square annual meeting is June 18th at 10:30am in the Abbott building (110 E 18th). Of note here:
There are a couple obvious places it could be; the triangular lot north of Ace, the full block north of 18th (the butcher + the Abbott parking lot), and if it's less ambitious, the buildings on the SE corner of Nicollet + 19th. Most of the parking lots are owned by Plymouth Congregational, and I doubt they're doing anything. The agenda includes:
- Announcement about a potential Nicollet Avenue development.

Looks like they moved in today! Did a great job just touching it up a bit, and the interior design looks pretty fresh too. Makes me happy to see these things happening on Nicollet.Zeus Jones is moving into that building north of Spyhouse, and I'm thinking the construction in that lot is just a new entrance to their building.
Saw that there's another bubble tea place going in at 28th and Nicollet also.
Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
So, anyone know wha's happening to the outside of the Spyhouse building at 25th? Last I saw it they had taken down the entire brick exterior.
Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
It had looked for some time that the face brick was peeling away from the underlying structure. Unsafe condition. Hopefully they'll do a decent job recreating the old facade.

It's been crumbling for years. But ya know, owned by Steve Frenz, so expect little. #slumlord

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
Does anyone know why the exterior brickwork has been ripped off of the building housing Spyhouse at 26th and Nicollet? And why would it not be replaced? It's been gone for months now. It seems like that would lead to water damage, but I admittedly know very little about masonry construction practices.
Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
My stylist at head 2 to said they're waiting for better weather to replace the brick (2 months ago) I think you could expect to see new brick going up at any time now. Its 10s of thousands of dollars more to install brick in the winter on a building that size. Its not dangerous in the condition it's currently in and shouldn't be at risk for moisture. Face brick is primarily decorative.

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
The entire facade has been falling off for sometime. It's been repaired before, but the repairs failed hence the full removal. The building is owned by one of the LLCs associated with slumlords Steve Frenz and Spiro Zorbalas so I wouldn't expect the best.

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
The last time I was in the landlords wife was getting her hair cut next to me and my stylist (the owner) seemed to have a god relationship with them and they were talking about how exciting it was going to be to get it finished. I'll let you all know when a contractor shows up if they're a reliable one or not. Most masons take a lot of pride in their work so I doubt they'd do it poorly.
