Ironclad Apartments & Moxy Hotel - Washington & Chicago
Re: Ironclad Apartments & Moxy Hotel - Washington & Chicago
Once the master land-use application is submitted, does that mean we are pretty close to construction?

Was this approved by the full planning commission, or did it just go before the committee of the whole? Anyone have any ideas on possible timelines?

Project goes to planning commission next week! I cant post the file since I'm on mobile. It's 14 stories now, I think it was 10 before.

I think it has always been 14 floors though. Here is the file:

Oh! Stone Arch was going to be 10. That's where I mixed it up. Happy to hear about a phase 2.

Yeah, and in the next year, 3 corners out of 4 in the intersection are going to have new developments. That will be pretty wild to drive down Washington and see that new stuff.
Re: Ironclad Apartments & Moxy Hotel - Washington & Chicago
So it still doesn't include that little parking lot on the corner of 3rd and Washington. Did anything else ever come of that planning application for that lot that was filed last fall?

They're planning on building 4 more stories onto the office portion on a later date.
Re: Ironclad Apartments & Moxy Hotel - Washington & Chicago
That seems strange. Like, for the Eclipse, where Phase 2 was going to be a separate tower, sure, but why build 85-90% of the final building in one go and add the last bit later? Why not just go for it?

I agree, I wonder what their logic is? It definitely does seem strange though.

Are you thinking of 3rd & Chicago? The small corner parcel owned by Sherman: https://gis.hennepin.us/property/map/de ... 2924210001So it still doesn't include that little parking lot on the corner of 3rd and Washington. The corner of Chicago and Washington will be fully built out once Ironclad, the Trader Joes development, and Hyatt Centric (800 Washington) are all complete.
Re: Ironclad Apartments & Moxy Hotel - Washington & Chicago
Yep, that corner that actually exists, unlike 3rd and Washington.
There was a planning application filed back in September that requested, among other things, a CUP to increase maximum height.

Walked by yesterday and saw a For Sale/Lease sign here with a rendering of a 2-story restaurant building. That would seem to be about as much as you could build on this small parcel. Assuming the Wilflots across 3rd St remain vacant/parking for a while, this site will have pretty incredible views of the stadium, and would be one of the closest places you could eat before an event. Are you thinking of 3rd & Chicago? And the vestiges of Minneapolis railroad infrastructure are getting wiped out.

Are they still going to reuse the retaining wall?

In the images I've seen it looks like they may be using a couple of courses on the corner. It's hard to tell if they are re-using the current stone or recreating the look for nostalgia sake.
Re: Ironclad Apartments & Moxy Hotel - Washington & Chicago
Has anyone been by this one lately? According to some of the posts in March, it looks like they were close to the start of construction.
