This officially opened today.
And, right on cue, Opus acquired the remaining portion of the block, so plans must be moving along for it.

There's a little Alchemy 365 sticker in the bottom corners of the windows on the 4th and Marquette corner. Could it be that businesses are finally realizing a couple thousand people have moved to this little area over the past five years?

It would be interesting if Alchemy was opening a second downtown location. Then again, the downtown dweller (or even someone who just works downtown) is definitely a prime demographic for them. One nice thing about Alchemy is that they haven't shied away from truly urban spaces - they already have spots in the North Loop, Northeast, Highland Park, Southdale, and the soon-to-open Uptown spot. They seem to be growing fast. Wouldn't be surprised if they eventually opened two locations in downtown (perhaps one here at 365 and another in East Town).

The public skyway to 365 Nicollet through the new Xcel Energy building will open Monday, October 1st. Hours of operation will be 6am-8pm M-Th, 6am-10pm F, 9:30am-8pm Sa, and 12pm-6pm Su.
I thought something in the new skyway ordinance passed a couple years ago required new skyways to meet or exceed the core skyway hours, but I guess maybe not. Oh well.
